4	Walls Blockwork, reinforced blockwork, stud partitions finished with sand and cement smooth, or gypsum or cement board. Internally partitions decorated with paint to a smooth finish. Wall tiling to be porcelain or ceramic tiles as specified by the architect. External walls rendered and decorated with textured finish.	12	Electrical All electrical works will be installed in concealed conduits to the approval of the GEED. All service will be underground. Various fittings provided in the bathrooms over mirrors. Ceiling fans in bedrooms and other like areas. Down lighters provided in bathroom and kitchens. Provisions made for client supplied fittings to the walls.
5	Floors Porcelain tiles on floors and terraces. Timber or tile skirting to floors Ex. 4"x1" material and decorated if timber.	13	Hardware All hardware for doors are satin chrome finished.
6	Ceilings USG gypsum ceiling material sanded and decorated with decorated timber molding Ex. 4"x1".	14	Air-conditioning Split-system units in all bedrooms with additional optional A/C offered for living and dining areas.
7	Doors and Windows Timber framed, glazed, louvered or solid core made of cedar or treated pine with moldings all pre-finished and decorated to include stops and architrave to one side. Glazed sliding glass doors to terraces. Windows aluminium or PVC type pre-finished in white.	15	Kitchen Cabinets Prefabricated European cabinets with granite counter tops, stainless steel sink, constructed to fit General Electric® appliances.
8	Bathroom Vanities Timber framed cabinets with panel doors, marble or granite slab tops and framed timber mirrors all decorated.	16	Appliances General Electric ® appliance package to include free standing range, dishwasher and 22cf refrigerator freezer with icemaker. General Electric microwave oven with activated extractor, and stackable washer/dryer unit.
